There is no honest one-price answer for site preparation. Two lots on the same road can require very different work. A provider needs enough information to understand the finished goal and what the existing site will require.
Major estimate variables
- Equipment and truck access
- Tree, brush, stump and debris removal
- Cut-and-fill quantities and final elevations
- Soil conditions and unsuitable material
- Imported stone, fill or topsoil
- Export, hauling and disposal
- Drainage, erosion control and weather
- Plans, permits and coordination with other trades
Make estimates easier to compare
Ask each provider to identify what is included, assumed or excluded. Clarify material quantities, haul-off, finish grade, compaction expectations, drainage features and who handles permits or layout.
This guide is general information, not an estimate, engineering advice or a statement of current permitting requirements. Confirm project-specific requirements with the applicable authority and provider.
